Madera is home. Our office is on Royal Drive, most of our jobsites are a short drive from it, and we have been building here since 2019.

City limits or county: the first question on a Madera lot

Madera is two permitting worlds sharing one name, and knowing which one your property is in saves everybody time. A lot inside the city limits is reviewed and inspected by the City of Madera Building Division at City Hall on West 4th Street. A parcel in Madera Acres, out along Avenue 12 in the Bonadelle Ranchos and Madera Ranchos area, or on the orchard ground north and west of town is unincorporated Madera County, so it goes to the County's Building Division under the Community and Economic Development Department.

The difference is not paperwork trivia. In the county there is no city sewer or city water at the property line, so a well and a septic system get permitted separately through Madera County Environmental Health, and a septic design needs a percolation test before anyone can size it. We check the parcel's jurisdiction and its utilities at the very first visit, and the quote we hand you is built on that answer instead of around it.

What the valley floor asks of a house

Madera sits on flat valley ground, which is a gift on a foundation and a challenge on a cooling load. Summer here runs long and genuinely hot, so the choices that decide whether a Madera home is comfortable in July are made early: envelope and insulation detail, glazing and shading on the west elevation, duct layout and where the equipment lives, and roof and attic assembly.

We would rather spend an hour with you on those decisions at planning than have you spend ten summers paying for them. It is also the reason so many Madera projects pair the house with a pool and a covered patio: on this ground, shade and water are how the outdoor space becomes usable.

Madera permitting and property questions

Who issues the permit for a home inside Madera city limits?
The City of Madera Building Division, at City Hall on West 4th Street, reviews and issues permits for anything inside the city limits. We handle the submittal and the plan check correspondence, and you hear from us as it moves.
What changes if my lot is in Madera Acres, Parkwood, or the Ranchos?
Several of the areas people call Madera sit outside the city limits, including Madera Acres and the Bonadelle Ranchos and Madera Ranchos area. Those parcels are unincorporated Madera County, so plan check and inspections go through the County's Building Division instead of the city, and a well or septic system is permitted separately by County Environmental Health. Confirming which of the two applies is one of the first things we do.
Do you build in the newer Highway 41 communities?
We build throughout Madera County, which includes the Highway 41 and Avenue 12 corridor where Riverstone and Tesoro Viejo are going in. Tell us the parcel and we will tell you plainly what we can do on it.
