How a Fresno permit actually moves

A Fresno project is reviewed by the city's Development and Resource Management Department, which runs the Building Permit Center. Applications and plan sets go in electronically through the city's Accela Citizen Access portal, and the review measures the drawings against the Fresno Municipal Code and the California Building Code before anything is issued.

Because Fresno is in Fresno County rather than Madera County, a project outside the city limits answers to a different set of counters again. We confirm which jurisdiction your address falls in before we draw anything, then we carry the submittal, the fees, and the plan check correspondence, and you hear from us each time it moves rather than each time you ask.

One city, several very different housing stocks

Fresno is large enough that the right approach depends entirely on where in it you are. Northwest Fresno and the Woodward Park area are where most of the newer building and the larger lots sit, and that is where a ground up custom home or a pool addition usually makes the most sense. Fig Garden's historic homes on generous lots, and the older streets around the Tower District, are remodel and addition work: original framing, original wiring, mature trees to protect, and neighbors close on both sides.

Sunnyside and the established southeast streets fall somewhere between the two. We are happy to take on any of it, and we will tell you at the walkthrough which of those three the property really is, because it changes the scope, the sequence, and the number.

Designing for a Fresno summer

Fresno summers regularly clear 105 degrees, and that single fact drives more of a build's comfort than any finish choice. On the valley floor with municipal water and sewer at the property line, the money that matters goes into the envelope: insulation continuity, glazing and shading on the west and south, duct sizing and location, and an attic and roof assembly that is not working against the equipment.

Getting that right is also what makes a pool and a shaded patio worth building rather than worth avoiding in August. We would rather work through those choices with you at planning than watch them get value engineered out later.

    Courtney drafts the plan in house, from one we already own or from a blank page, and we coordinate the permitting side of it.

    Licensed, bonded, and insured crews build the home, pool, or property, and you get regular status updates as the work moves.

  4. Step 4: Completion

    We coordinate with the other trades and related projects to hit the deadlines and hand over a finished property on schedule.

Which department permits a Fresno project?

You are based in Madera. Is that a problem for a Fresno job?
It is 25 miles down Highway 99, roughly a half hour each way, and it is a drive we make constantly. Being licensed statewide under CSLB #1095957 means the license travels; what matters is whether the builder actually shows up, and Fresno is close enough that we do.
Do you work on older homes as well as new construction?
Yes. Fresno has a deep stock of established housing, from the Tower District and Fig Garden through Sunnyside and the older Bullard streets, and a good share of our Fresno work is whole home and kitchen remodeling rather than ground up building. We are glad to look at either.
Can you help before I own the lot?
Nick holds DRE #02054090 alongside the contractor license, so he can walk a Fresno County listing with you as a builder and as an agent in the same visit and tell you what it will realistically support.
